The rainy season in Belize is in effect during June, but that doesn’t stop San Pedro Town on Ambergris Caye from celebrating the opening of the year’s lobster catching season with a big party. The inaugural San Pedro Lobsterfest in 2007 was deemed a big success by organizers, so hopes are high for another home run when the 2008 Lobsterfest kicks off on June 14 in the island’s major village.

In 2007 Tino Gonzales won the prize for most pounds of lobsters caught on opening day with 717 pounds hauled in. The following day was the Block Party where prizes were awarded in various lobster-related competitions including Best Lobster Dish that went to Elito Arceo of Tabu Café for his lobster stew. Locals Sterling Vorus and Alyssa Arceo were crowned Lobster King and Queen of 2007, which will no doubt make their lives easier in the future.

The official website of the San Pedro Lobsterfest says the event is scheduled for 4 days from June 14 to 21, so it’s unclear how that works out, math-wise, but I’m sure everything will be updated on the official events section of the site as the festival approaches.

Highlights last year were the “Meat and Greet” kick off party at Banana Beach on opening night, as well as the Portofino Beach BBQ, the all-you-can-eat lobster pizza night at Pedro’s Inn, the Afternoon Festivities at Fidos, and the Portofino Lobster Feast. There is also sure to be live music and booths set up by local businesses so this sounds like a huge highlight for visitors as well as the locals.

The lobster-catching season in Belize runs from June 15 to February 15, with the remaining 4 months being closed as this is the mating and spawning season for the delicious crustaceans. There have long been similar festivals in Caye Caulker and Placencia, but San Pedro being much larger this is likely to be the most important Lobsterfest in the country already.

Real Estate prices in Belize are rising, thanks to a surge in demand from Canadians and Europeans, especially the Irish. The phenomenon is apparent all around the country. In Corozal you’re likely to see real estate agents showing property to European clients, and in San Pedro on Ambergris Caye, new Irish residents regularly meet at a local restaurant where they would have been a rare sight only a year ago.

It’s mostly a result of the soaring value of the euro and the Canadian dollar. The euro is currently worth about $1.54, and the Canadian dollar—for many years worth much less than the American dollar—is now trading at just about an even rate. The Belizean currency is tied to the U.S. dollar so that two Belizean dollars are worth one greenback.

A few Canadians and Europeans have always shopped for property here, but their interest and presence in Belize has increased dramatically this past year. It’s easy to see why: the tropical climate and lifestyle in a stable country where English is the official language is attractive. Moreover, Belizean real estate prices are lower than prices in many other English-speaking parts of the Caribbean, such as the Bahamas.

The bargains aren’t hard to find if you know where to look. Some of the best values are in the Corozal area of northern Belize, which is near Mexico and the beautiful Corozal Bay. A three-bedroom house with a view of the water was recently listed at $125,000.

The Cayo District, in the rainforest to the west, is another haunt of bargain-hunters. A new three-bedroom house there was recently for sale for $75,000.   That’s a big contrast from the $150,000 to $350,000 that you could expect to pay for a condo in San Pedro, the elegant island off Belize’s northern coast, or in Placencia, the seaside resort to the south.

Plus, foreign buyers now pay less “stamp tax.” Until recently, Belizeans paid 5% of the price of a property purchase in stamp tax…but most foreigners had to fork over 15% (on all but the first $10,000). Today, the stamp tax is 5% for foreigners and Belizeans alike.  This is the right time to look for real estate in Belize. If you wait, the demand from foreign buyers may continue to push prices up.

Ownership
Properties in Belize are owned “FEE SIMPLE” and are transferred by DEED. All rights run with the property, same as the way property rights are held in The United States and Canada. Covenants (Deed Restrictions) are included in our Deeds. This is not a leasehold interest.

First American Title of Florida will provide Title Insurance and has provided Cerros Sands With a Master Title Policy. Barrow and Williams, Attorneys at Law (Belize City) has provided the legal opinions.

Construction
As of May 2007 there is no requirement to build, We are very interested in building a community, so this may change in the near future. Should this change occur, by a change to the Covenants, all prior DEEDs are not effected, thereby “Grandfathering In” the no requirement to build.

In June 2007 we expect construction to begin on our 1st homes. Minimum requirements for square footage of Homes is determined by parcel size and location (Beachfront, Beachview, Channel, etc). All Construction must be approved by the developer’s Architectural Committee. You may contract your own builder, select a builder in Belize, hire a construction supervisor or build yourself.

Taxes
Belize has NO Capital Gains Tax. However they have a 10% General Sales tax on real estate and a 5% Stamp Duty. Property taxes are currently less than $100 US per year.
Availability
Properties are available with very competitive pricing. Properties includes Beachfront, Beachview and Channel parcels with an allowance for a deep water dock, all located on the Eastern shores of Cerros Peninsula.

Restrictions
Deed restrictions, known as Conditions, Covenants & Restrictions (CC&R’s) will insure the integrity of the development. There is NO homeowners association.
Inventory and Pricing
The pricing of all parcels are subject to change without notice, releases can occur anytime. Currently properties in other areas of Belize are selling for much more per linear frontage, without the protection of Covenants and Architectural Guidelines.
